The short answer is No. However, agent's will be responsible for cancelling out their own files, getting the buyer's escrow back, and close out your compliance.
No, I assist agent on a transaction coordinator capacity. Agents are responsible for negotiations.
Yes, we assist our agents with getting the required/requested addendum signed and get that sent to all parties. However, we do not write the addendums. Agent's may provide the exact verbiage and we will prepare and get that document to the appropriate parties.
No, you will be assigned 1 coordinator that you will work with on all your files.
Yes, as long as agent provides us with the listing agreement to verify and the MLS data form so we can use those informations to input the listing.
No, since we do not know anything about the property and can't make a visual "story" on the property, we rely on the agent to provide this as they've walked the property.
You can submit by clicking on the tab on our website "Submit a Contract" or you can forward over the accept contract, all applicable disclosures, addendum, preapproval, MLS Printout, buyer/seller's contact, any additional fees charge, referral information, inspection scheduled, etc to our email. We need all this information to provide this to title and connect all parties accordingly.
Our primary system is Dotloop, agents can "add us as a team member" to those files or provide their credentials. Other systems that we know are: Appfiles, CB Desk, Compass, Docu-sign, Dotloop, Form Simplicity, KW Command, Skyslope, Total Brokerage, TransactionDesk, and this list continues to grow.
